What we inspect on every visit
A CP12 Gas Safety Record covers every gas appliance in the property. Here's what we check.
- Every gas appliance in the property — boiler, hob, fire, water heater
- Flues and chimneys serving gas appliances
- All visible gas pipework and connections
- Ventilation to each appliance
- Operating pressure and gas tightness
- CP12 Gas Safety Record issued the same day
LEGAL REQUIREMENTS
Your legal obligation as a landlord
Under the Gas Safety (Installation and Use) Regulations 1998, every landlord in England must have all gas appliances, fittings and flues in their rental properties checked annually by a Gas Safe registered engineer.
Annual requirement
Inspections must be carried out every 12 months. You can renew up to two months early without losing your annual date.
Copy to tenants
You must give a copy of the Gas Safety Record to existing tenants within 28 days of the check, or to new tenants before they move in.
Keep records for 2 years
You're legally required to keep a copy of each Gas Safety Record for at least 2 years. We send you a digital copy on the same day.
We handle the paperwork
We carry out the full inspection, complete the official CP12 record, and send you the certificate the same day. You don't need to chase anything.

IF SOMETHING FAILS
What happens if we find a problem
Not every issue is the same. Gas faults fall into three categories, and each one is handled differently.
Immediately Dangerous (ID)
A serious risk to life. The appliance must be disconnected immediately and cannot be used until the fault is repaired. We'll cap the gas supply to that appliance on the spot.
At Risk (AR)
Not immediately dangerous, but could become so. The appliance shouldn't be used until it's been repaired. We'll advise the tenant and give you a clear quote for the work.
Not to Current Standards (NCS)
The appliance is safe to use but doesn't meet current installation standards. This is noted on the certificate. It doesn't need immediate action but should be addressed at the next convenient opportunity.

Common questions about Gas Safety Certificates
Pricing is per property and depends on the number of gas appliances. WhatsApp us with the address and how many appliances you have, and we'll give you a clear price straight away.
A typical inspection takes 30–60 minutes for a standard property with a boiler and gas hob. Properties with more appliances take a little longer. We'll confirm when we book you in.
Usually within a few days. If you've got a tenant moving in or an inspection deadline, let us know and we'll do our best to prioritise it.
If there are no gas appliances, no gas meter, and no gas supply to the property, you don't need a Gas Safety Certificate. If you're unsure, we can check for you.
Yes. If we find something that needs attention, we'll explain what it is and give you a clear quote for the repair. We can often fix minor issues on the same visit.
